Mould Growth Surveys and Inspections

Dampness (either rising or penetrating) and Mould Growth are two very different things

Damp and Mould Growth in a domestic property is a common problem, especially in older buildings. It is now known that living in damp conditions, or in an atmosphere contaminated with mould spores has a negative impact of the health of the residents. This is especially so for the very young, the elderly, or those with respiratory conditions.

Firstly, Environmental Health Services Ltd specialist surveyors are not contractors. This means we are not looking to get a foot past your door, by offering a ‘free’ or ‘cheap’ survey, only to try and push a product or remedial treatment upon you!

Environmental Health Services Ltd is totally independent. We don’t do the remedial work. This means that you, our client can rest assured that the advice you pay for and receive is unbiased and factual.

Our professional advice is based on our detailed survey, using specialist equipment and years of surveying experience to determine true causes of damp, timber or mould defects

A proper and correct investigation will enable us to give you the correct help and advice you need to rectify the damp / mould growth problem, helping you avoid unnecessary and inappropriate remedial building works.

The first step in the damp and/or mould growth assessment is to non-intrusively inspect the property to determine the cause of the problem, in many cases the defect causing the problems is quite evident.  We have a range on non-destructive tools including damp meters we use during the initial investigation

However, in some cases it may be necessary to carry out a destructive test, which involved stripping away a 250 square piece of plaster in order to expose the bare brick.  A hole is then drilled in to the brick at low speed in order to collect the brick dust.  This dust is then used in Calcium Carbide test, which will give an indicative amount of moisture within the brick work

We will also take a Thermal Image photograph of the property to identify any cold spots within the structure of your property so remedial action can be taken by you to eliminate these areas by using suitable insulation.

Unlike other damp surveying companies, we are independent from any building or damp proofing companies; so our determination of your problem is totally unbiased. This means our overall goal is to save you money by providing a solution that will solve your mould and / or damp problem rather than sell you a solution that may / may not work.

Our damp report will explain with evidence and photography where applicable what the cause is and the best way to fix any issues.

You may have seen advertised on the Internet or elsewhere ‘free’ or ‘low cost’ surveys by commercially trading treatment companies.

If you choose this option you should be aware of their experience, knowledge and qualifications for carrying out such surveys, as they may not actually be surveyors but “sales people” trying to sell you their products as some companies incentives their employees to generate orders for work by being paying them commission for how much work they generate.

You should also consider that commercially trading contractors derive their income from treating and carrying out work that they have diagnosed and they consider to be necessary thus there is no denying that they have a significant vested interest in their diagnosis and recommendations.

Unlike these companies, Environmental Health Services Ltd will NEVER try and push a treatment company on to you or recommend any companies unless you specifically ask us to assist you in commissioning someone to carry out the works we identify.

There are many different causes of damp and mould growth, and it is common to find a single damp problem may have several causes. Dampness can result from structural defects in the building, resulting in water penetrating walls or roofs (penetrating damp), or rising up from the below ground (rising damp).

Therefore many solutions to curing damp and mould is often needed to deal with a single problem. Houses can also vary in their construction and design and the materials used to build with.  This means the solution for any given cause of dampness needs to be tailored to your individual home in order to be effective.

Only by getting to the root of the problem and confirming the type of construction, is it possible to work out the best course of action.

So what is Condensation?

Condensation is often a result of the activities of the occupants and the moisture produced by them, by normal day-to-day activities like, cooking, bathing, drying clothes on radiators etc.

Excess warm moisture in the air from these activities, cools and cold surfaces such as walls, mirrors, wall tiles and windows and condenses into pure water. This water, if left creates the perfect conditions for mould to grow and multiply in.

What is Damp?

Damp is generally caused by a fault in the structure of the building allowing water in to the property. There are two basic types of damp:

  • Penetrating damp happens when water enters your home through an external defect (for example, a crack in a wall or a loose roof tile).
  • Rising damp is when there is a problem with the damp proof course or membrane and water rises from the ground into the walls or floor.
